Membership requirements and application:
Members of the SBS all subscribe to the following code of ethics.

At all times act with honesty, transparency and fully within the legal framework covering the buying and selling of property within Spain.

Promote best practice and a code of ethics amongst all members

Act as a common voice of the established subscribed real estate professionals in Inland Alicante and Murcia.

Enhance professionalism and ethical conduct at all times.

Offer clients at all times the best and impartial advice available to them.

Ensure that all resale properties listed for sale are checked to ensure conformity to regulations and ensure that all documentation is in order and available for buyers lawyers.

Ensure that all new and off plan properties conform entirely to the laws governing the build and sale of such properties.

Ensure that all client monies are held in governed client accounts or escrow accounts and full transparency and traceability is observed.

Have written consent with the vendors to list the property for sale, to advertise and market the property in an accurate and honest manner.

Provide an independent network team of trusted real estate industry professionals, bankers, lawyers, builders, tradespeople and architects that are at the disposal of our clients should they be required.

In order to become a full member of the SBS you must agree to the above code of ethics.

All applicants must be a legal and registered real estate agents.

You must be registered with the tax authorities as a real estate agent or real estate professional.

You must have been trading as a real estate professional for at least 5 years.

You must be registered as an autonomo, SL or SA with Spanish tax authorities.

You must have an exemplary record within the industry with references being sought by the SBS.

You must provide 3 traceable references from professional bodies or persons.

Should your application be successful you will be asked to sign a statement agreeing to the principles of the SBS. and agreeing to the terms and conditions of membership. You will be allowed to use the logo of the SBS on all websites and printed materials whilst a member.

The membership is governed by the membership board which is made up of two non members. These are professional persons who are not active agents and not members of the SBS. Their decision is final and cannot be appealed. One membership application is allowed per 2 year period.

A decision on membership will be made within 14 days of an application being received unless informed otherwise in writing.
